The California Riviera Covenants, Conditions & Restrictions — which apply to all property in the California Riviera tracts — require that plans for construction or landscaping be submitted to and approved by the Association before work begins. This includes demolition of existing homes or other structures, the construction of new homes, remodeling which affects the exterior or the square footage of a house (including changing windows, doors or exterior railings, or adding skylights, air conditioning or solar equipment), replacement of a roof, and the addition of or changes to landscaping or hardscaping (including exterior fireplaces, pools, spas, fences, walls, gates, hedges, walks, driveways, mailbox structures and planting and other improvements in the City-owned parkway area (12 to 15 feet) between the street and the property line). Annual dues are $400/year due in January.

CRHOA Territory & Map

CRHOA is one of three Home Owner Associations in the Riviera.  The CRHOA community is bordered by Will Rogers State Park, The Riviera Country Club and Rustic Canyon. The 413 homes in the CRHOA community include 400 to 1486 Amalfi Drive, 1255 to 1490 Capri Drive, all of Corsica Drive, Minorca Drive, Napoli Drive, Pavia Place, Spoleto Drive, Toulon Drive, 13573, 13585, 13600, 13620 Romany Drive and Sunset Boulevard from 13601 to 13956.  Please see the map for our street locations and territory. The CC&Rs are mandatory for all residents.

The other two Home Owner Associations in the Riviera are:

2025 Architectural Review Meeting Dates

The next submittal date is Wednesday, January 14 for a January 23 meeting.

SUBMITTAL PROCEDURE:

Application + Fee + 4 full sized paper sets of plans + a scalable PDF of the plans are required.

Send via messenger 4 full sized paper sets of the plans to the CRHOA distributed as follows:

  1. One set should be sent to: Richard Blumenberg at 11500 Olympic Blvd, Suite 400, Los Angeles, CA 90064. Receptionist line: 310-312-4540.
  2. One set should be sent to: Zhila Ross, 1331 North Bundy Dr., Los Angeles, CA 90049
  3. 2 sets should be sent to Emily Lawrence at 693 Amalfi Drive, PP, 90272. (It’s ok to leave on the front porch on submittal day; otherwise call 310-454-5245 for arrangements.)
Submit the original signed application to the CRHOA with the copies of the plan sets to be delivered to Emily Lawrence as specified above. Please assure that the application correctly shows the legal owner(s) of title to the property (individuals or entity, as applicable) and that the application is signed by or on behalf of the legal owners (e.g., if the holder of title is an LLC,, then the manager of the LLC must sign and the signature block must show that individual’s title). 
 
Email a PDF of the signed application & a scalable PDF of the plans to:  admin@rivierahomeowners.com
 
Pay the fee.  Zelle is preferred, sent to the Association at its Zelle address: “admin@rivierahomeowners.com“.
 
Do not deliver to 17933 Castellammare Drive or Richard’s Pacific Palisades office on Sunset. Both were destroyed in the Palisades Fire. Also, do not mail anything to the CRHOA’s Pacific Palisades Post Office Box, which currently is not operational.

Escrow Officers, News & Useful Info

ESCROW – send a document request form to admin@rivierahomeowners.com. Homeowners are automatically a member of the HOA upon close of escrow. (See map on home page for addresses). Membership in the organization is not optional, as it is part of the Covenants, Conditions, and Restrictions (CC&Rs), which run the land. The Architectural Guidelines and submittal procedures must be followed for all homeowners. Dues of $400 are paid annually and due in January of each year (as of 1/2025). No upfront fees are required from escrow. There is a document fee of $300 payable to CRHOA (can be combined via check with the dues). This is a single-family home area with no common property, property management, transfer fees, or insurance.

COUNCIL – DISTRICT 11 and STREET SERVICES:

For street and other services, download the 311 app.  Take a picture of the offending issue through the app and send (ie, pothole, fallen branches).  This will send the city the exact location of the issue.  If you are not getting the response necessary, email the councilperson’s office with the case number and put in the subject line, 311 expedited service requested.    This email address is for the Palisades and Brentwood: c11.palibrentwood@lacity.org .

Membership Dues

Annual dues are $400 per parcel, per year due in January, as of 1/2025. All homeowners are automatically required to follow the CC&R’s and Architectural Guidelines of the CRHOA whether they pay dues or not. Dues-paying members are extremely valuable to the neighborhood as this organization could not function without them! Just click here to send your payment quickly!
